What San Jose does to a window
San Jose sits at the bottom of the Santa Clara Valley with hills on three sides, and from May to October almost nothing falls from the sky but dust. The dry-season haze off the valley floor, the freeways and the open hills settles on glass in Willow Glen, Rose Garden and Naglee Park as a fine gray film, and on the big view windows of Almaden Valley, Silver Creek Valley and Evergreen, which face the Santa Teresa Hills and the Diablo Range, it shows the moment the afternoon sun comes in low. Before the dust comes the pollen. The valley oaks, the live oaks in the older neighborhoods and the grass on the hills let go in March and April, and for a month the yellow coat lies on sills, screens and glass.
The water makes it worse. Much of San Jose runs on hard groundwater, and the sprinklers that hit the same lower panes every morning in Almaden Valley, Silver Creek and the Evergreen foothills leave a line of mineral spots that frosts the bottom of the glass by the end of summer. Homes on the fairways at Silver Creek Valley Country Club, Almaden Golf and Country Club and The Villages get the course overspray as well. In Willow Glen, Rose Garden and Shasta Hanchett Park the tree canopy keeps the north glass shaded and dusty, and the redwoods and magnolias drop onto skylights and into gutters all year. Then the first rains in November hit the dust and leave every pane streaked, and smoke from the fall fires in bad years leaves a greasy film underneath it.
A quarterly plan suits most San Jose homes, with the inside glass done once a year, and many customers add a visit right after the spring pollen or the first fall rain. Hillside homes in Almaden Valley, Silver Creek and Evergreen with walls of view glass and irrigated yards often go to every two months through the summer. The older homes in Willow Glen, Rose Garden and Naglee Park have original wood sash and divided lights, the newer ones have two-story great-room glass, and we clean both with the right tools for the job. We know the gate procedures at Silver Creek Valley Country Club and The Villages, work each neighborhood on its own day, do the whole street in one pass, and send a text the morning of each visit.

San Jose window cleaning questions
How much does window cleaning cost in San Jose?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Hillside and estate homes get a custom quote.
How often should windows be cleaned in San Jose?
Quarterly keeps the dust, pollen and sprinkler spots under control for most San Jose homes in Willow Glen, Rose Garden and Naglee Park, with a visit timed for right after the spring pollen or the first fall rain. Hillside homes in Almaden Valley, Silver Creek and Evergreen with big view glass and daily irrigation often go to every two months through the summer. Most people have the inside glass done once a year.
Can you get the hard water spots off the glass?
In most cases, yes. Much of San Jose runs on hard groundwater, and sprinklers that hit the same lower panes every morning leave mineral spots that a regular clean will not take off. Point them out on the quote form and we will assess them on the first visit and tell you what a dedicated treatment will remove. Adjusting the sprinkler heads away from the glass keeps them from coming back.
Do you clean the original wood windows on an older Willow Glen or Rose Garden home?
Yes. Many homes in Willow Glen, Rose Garden, Shasta Hanchett Park and Naglee Park still have 1920s and 1930s wood sash, divided lights and leaded glass. We clean them by hand, use gentle methods on old glass and painted muntins, and tell you up front if a pane or a latch is too fragile to work on safely.
